I COULD in a year at 55


But with a 5 year old (funding my 529 heavy, but...) it is just not really prudent. Have a paid for place at the OBX, but still paying om NOVA sucks house. The house in NOVA does have good equity though.

Like my job for the most part so one advantage to working is knowing if push comes to shove I can sell off up here and just go south as the schools are actually pretty good for Kill Devil Hills. Told my boss that and he was kind of shocked- good for a laugh.
